Terms of service.
These terms govern your use of Conforme — the regulatory and operator-intelligence platform for European short-term rental operators. They are intentionally short and human-readable. The full master service agreement and the Data Processing Agreement for paying customers are available on request to [email protected].
1. The service
Conforme is a software-as-a-service product that helps short-term rental operators in supported European jurisdictions manage:
- Property registration lifecycles (RNAL in Portugal, VUT / NRUA in Spain — with CIN in Italy and Declaloc in France on the roadmap).
- Mandated authority submissions (SIBA in Portugal, SES in Spain).
- Verification that registration numbers are correctly displayed across the OTAs you sell on.
- A tamper-evident audit trail of every action above.
- For Pro-tier subscribers: listing health monitoring, market benchmark intelligence, per-property profit and loss tracking, and multilingual guest information pages.
What Conforme is not: we do not operate listings on your behalf, we do not act as your channel manager, we do not guarantee approval by any registry or authority, and we are not a legal-services provider. We are infrastructure that makes the operator’s legal obligations easier to discharge correctly.
2. Eligibility
Conforme is sold to legal entities and registered sole traders (empresarios individuales / empresários em nome individual) operating short-term rentals in supported EU countries. As of 2026-05-04 the supported jurisdictions are Portugal and Spain. Other jurisdictions can be evaluated for custom onboarding — contact us first.
You must be at least 18 years old and have authority to bind the organisation on whose behalf you are signing up.
3. Plans and pricing
3.1 Basic
Compliance only: registration tracking, authority submissions, parity checks, audit trail. €29 per property per month.
3.2 Pro — Operator Intel bundle
Everything in Basic plus listing health, market benchmark, P&L, and guest info pages. Pro is priced on a graduated per-property basis, billed monthly:
| Properties | Price per property per month |
|---|---|
| 1–5 | €69 |
| 6–10 | €49 |
| 11+ | €29 |
3.3 Free trial
Both plans include a 14-day free trial. Card details
are collected at signup but no charge is taken until day fifteen.
You can cancel from /billing → Cancel in the
dashboard at any point during the trial with no charge and no exit
fee.
3.4 Quantity sync
Per-property quantity is synchronised automatically with Stripe, based on the number of active properties registered in the dashboard. If you add a property mid-cycle, it is pro-rated to the next bill. If you remove one, the same.
4. Payment
- Billing is monthly in advance, in euro, via Stripe.
- Cancellation is self-serve via
/billing → Cancel. The subscription ends at the end of the current paid period. - Downgrades (e.g. removing properties) are pro-rated against the remainder of the current period.
- We do not refund past months. We do refund duplicate or accidental charges within 30 days of detection.
- If a renewal payment fails, we retry under Stripe’s default schedule and email you. If it remains unpaid after 14 days, automated submissions and intel features are paused; the audit trail and your data remain accessible. After 30 days unpaid, the account is suspended — data retained for the full export window in section 9.
5. Operator obligations
You are responsible for:
- Accuracy of property data — address, capacity, registration numbers, owner identity. Conforme cannot file a correct submission with incorrect inputs.
- Lawful authority over the listings you connect. You may only ask Conforme to monitor or scrape OTA listings that you own, manage under contract, or otherwise have authorisation to act for. You must not connect a competitor’s listings.
- Acting on alerts. Conforme identifies gaps; the operator fixes them. Where the gap is a missing authority submission and you have configured automated submission, we will file it. Where the gap is human (out-of-date registration, mismatched address on the OTA), we surface it and the operator acts.
- Prompt disclosure of incidents that affect compliance — revoked registration, change of legal entity, change of property address, etc.
- Keeping payment details current. See section 4.
6. Conforme’s obligations
- Best-effort scanning. We monitor your registrations and listing parity on the published cadence and surface deltas via the alert centre.
- Authority submissions on time. Where you have configured automated submissions, we transmit on the legal cadence (per-booking for SIBA / SES, per-period for the others).
- Audit-trail retention. Cryptographic, append-only, 7 years — see the privacy notice for the full mechanism.
- Data security per the privacy notice — EU-resident infrastructure, encryption at rest with per-tenant keys, sub-processor list maintained and notified.
- Service availability. We target 99.5% availability month-on-month and surface scheduled maintenance in advance. We do not currently offer a contractually-binding SLA at the Basic tier; Pro-tier credits are available on request after sustained outages.
7. The free audit
Important. The free audit is a single point-in-time snapshot of one OTA listing using public data. It is not legal advice, not a substitute for ongoing compliance management, and not a guarantee that the property will pass an inspection. Use it to spot obvious gaps; act on what it surfaces but do not rely on it as the sole check before letting a property.
8. Limitation of liability
To the maximum extent permitted by applicable law:
- Conforme is not liable for fines, penalties, or sanctions imposed on the operator by any authority where the underlying cause is operator misrepresentation, missing or out-of-date data the operator controls, or non-compliance that pre-dated the signup date.
- Conforme is not liable for outages of third-party services (Stripe, OTAs, registry portals, channel managers) or for changes those third parties make to their interfaces, data formats, or availability.
- Conforme’s aggregate liability in any twelve-month rolling period, for any cause arising under or in connection with this agreement, is capped at the total subscription fees paid by the operator to Conforme during the twelve months preceding the event giving rise to the claim.
- Nothing in these terms limits or excludes liability that cannot be limited or excluded under applicable law — including liability for death, personal injury, gross negligence, fraud, or any other liability the parties cannot validly cap by contract.
Where Conforme has been demonstrably negligent (an automated submission window was missed because of a bug on our side, not an outage on the authority’s side, and the operator’s data was correct at the time), we will work with you in good faith on the resulting remediation, within the cap above.
9. Termination
Either party may terminate the subscription with 30 days’
notice. The operator can also self-terminate at any time via
/billing → Cancel. We may terminate without notice
in the case of a material breach of these terms (most commonly,
section 10) or non-payment beyond the grace periods in section 4.
On termination:
- Day 0–30: the dashboard remains read-only so that you can export your data. CSV / JSON export is available from the dashboard. We will respond to a written export request within 7 days.
- Day 31–60: the dashboard is deactivated; data is retained for any compliance, dispute, or recovery scenario.
- From day 60: we delete operator account data, property data, and unencrypted PII. The audit trail and any submission records subject to the 7-year statutory retention in the privacy notice are kept for that duration and then purged.
10. Acceptable use
You agree not to:
- Connect Conforme to OTA listings you do not own or are not authorised to manage.
- Use Conforme to evade or misrepresent regulatory obligations — for example, registering a property you cannot legally operate, or submitting falsified guest data to authorities.
- Reverse-engineer, scrape, or otherwise misuse the Conforme product itself, or attempt to circumvent the security or rate-limiting measures protecting it.
- Use Conforme to send unsolicited commercial communications to data subjects whose consent or legitimate-interest basis you do not have.
Material breach of this section gives Conforme the right to suspend the account immediately and terminate it without the 30-day notice in section 9.
11. Governing law
These terms are governed by the laws of Portugal and the courts of Lisbon have exclusive jurisdiction over any dispute arising out of or in connection with them. This does not affect any non-waivable consumer-protection rights you may have under the law of your habitual residence.
12. Data Processing Agreement
Where Conforme processes personal data on the operator’s behalf (most notably guest data submitted to authorities), the operator is the controller and Conforme is the processor under Article 28 GDPR. A standard Data Processing Agreement is available on request and will be made available at conforme.info/legal/dpa when the public template ships. Email [email protected] in the meantime.
13. Changes
We may update these terms with at least 30 days’ notice via email and an updated “last updated” date at the top of this page. Material changes — pricing, scope, governing law, data location — require the same notice and continued use of Conforme after the effective date constitutes acceptance.
