Listing Health Monitor
Re-checks every OTA listing every 24 hours. Detects
when your registration number disappears, the title
changes, the description drifts, or the calendar
goes stale. Raises a compliance alert on the
affected property, not a separate intel notification
you'd have to triage twice.
Airbnb silently strips the RNAL line
from a listing title; we catch it inside 24 hours and
flag the property as drifted before the regulator
notices.

Market Benchmark
Per-property nightly-rate percentile against 30–50
nearby comps, refreshed weekly. Shows you where each
unit sits in its local distribution — rate, occupancy,
review velocity, response time. No dashboard hunt;
the comp set is computed for you.
Your Lapa one-bedroom is in the 78th percentile for
nightly rate but the 34th for occupancy — you're
overpriced by €15/night against the comps that book.

Per-Property P&L
Revenue from your channel manager (Hostaway, Smoobu,
Hospitable) plus expenses you log — cleaning,
utilities, management fee, mortgage. Monthly

The Bairro Alto unit is netting €1,840/mo after
cleaning and management; the Alfama unit is netting
€620 because the cleaning fee is eating the

Multilingual pre-arrival pages, a public URL per

when the linked registration enters its renewal
window.
Guest arrives at midnight, pulls up the info page in
Spanish from the email, finds the keybox code and
the Wi-Fi password without messaging you.

Pricing
From €29/property on Pro at scale.
Graduated per-property pricing — the more you operate, the
less each unit costs. €69 for your first five properties,
€49 for properties six through fifteen, €29 for
everything beyond.
Worked example: 10 properties on Pro =
(5 × €69) + (5 × €49) =
€590/mo. Cancel from your dashboard at any
time; pricing follows your active property count automatically.

- Do I need Conforme to use Pro?

Yes — Pro builds on Conforme. The compliance layer
(registrations, filings, audit trail) is the system of
record that Operator Intel hangs off. You can't run
Listing Health without a property on file, and the
cross-product flows (drift → alert, expiry →
disclaimer) only work because both layers share the
same property record.
- Can I downgrade?

Yes, anytime, from the
/billing
page in your dashboard. The downgrade takes effect at
the end of the current billing period; intel data is
retained for 30 days in case you change your mind, then
purged.
- Is the per-property price by claimed listing or by physical property?

By physical property. One unit, one
price — no matter how many OTAs you list it on.
Operators can claim Airbnb, Booking, Vrbo, and direct
channels for the same property at no extra cost. We
count what you actually operate, not what you publish.
- What's the trial?

14 days, full Pro access on every product, card
collected at signup. No charge until day 15. Cancel
anytime from the dashboard, no clawback. If you cancel
during the trial nothing is charged.
- How does the property count work as I add and remove units?

We sync to Stripe automatically (~1 second lag) every
time you add or delete a property in the dashboard.
You're billed prorated for the days you actually had
each unit live; no need to manage seats or contact
support to add capacity.
- What if I'm a 30-unit operator? Is the Pro price still €69 across the board?

No — the price drops as you scale.

Per-property pricing math is honest: most fixed work
(per-org compliance setup, integrations, support)
doesn't scale linearly with unit count, and our
pricing reflects that.
